79% of winning offers were financed. Nearly identical to the 17-week average. Cash is not taking over this market β but the way buyers are writing offers? That part has shifted.
Hereβs what I mean:
Nearly 1 in 2 winning buyers waived their financing contingency entirely. 57% skipped the home inspection. Seller credits β which were averaging 30%+ earlier this year β collapsed to just 16% in April.
The buyers who are winning arenβt necessarily offering the most money. Theyβre writing the cleanest, most confident offers.
And sellers? 95% of contracts still included buyer broker compensation β even in a market where sellers hold most of the leverage. The data is genuinely working in your favor right now.
